Overview
MODA Contracting delivered a complex roof replacement project at Monarch House in central Leeds while the building remained occupied and operational. The scheme combined asbestos remediation, demolition, structural alteration and a new warm tapered roofing system within a highly restricted working area.

Scope of works
- Asbestos remediation.
- Demolition and removal of the existing northlight roof structures.

- Subsequent façade refurbishment, including new aluminium windows, render repairs, concrete repairs and external decoration.
Delivery and key challenges
The city-centre location, confined working area and occupied building created significant logistical and sequencing constraints. MODA managed the demolition strategy, temporary works, deliveries and daily interfaces with the occupier to maintain safety and business continuity.
Outcome
MODA completed the principal roofing scheme and was subsequently instructed to deliver a wider programme of façade and window improvements, extending its role in the long-term improvement of the building.
