MODA Contracting boarded and overlaid a failing circa 1,000m² flat roof above an operational building, meaning the works had to be completed while the building remained fully in use. A multi-layer felt roofing system was installed, with careful phasing and coordination to maintain safe access and minimise disruption to ongoing operations.

Scope of Works
- Preparation and boarding of the existing circa 1,000m² failing flat roof.
- Installation of a new multi-layer felt roofing system, including all roof edge, upstand and penetration details.
- M&E works to temporarily move and reposition existing rooftop HVAC units to allow the roofing works to be completed.
- Joinery works associated with roof-level alterations and making good around existing structures and equipment.
- Phased delivery and coordination of all works while the building remained operational, maintaining safe access and minimising disruption.
Delivery and key challenges
The project was carefully phased to allow the building to remain fully operational throughout the works, with close coordination between roofing, M&E and joinery teams. A key challenge was safely relocating the existing rooftop HVAC units and working around ongoing operations while maintaining secure access and keeping disruption to an absolute minimum.
Outcome
The project was successfully completed on time and within the agreed budget.
MODA delivered a fully renewed and watertight flat roof with improved insulation levels across the building. The upgraded roof has enhanced the building’s thermal performance and provides a more durable, energy-efficient solution for the long term.
