Glasshouse Business Park – Wigan

Overview

MODA was appointed to deliver the complete CAT A fit-out of two large office accommodation units, taking both spaces from shell condition through to completed CAT A standard. The works included full M&E design and installation, lift reinstatement and associated building and finishing works. MODA managed the design, coordination and construction process, delivering a comprehensive package ready for future tenant occupation and fit-out.

Scope of Works

• Strip-out, preparation and conversion of existing shell spaces.
• Installation of new mechanical and electrical services throughout.
• Formation of internal partitions, ceilings and associated building elements.
• Flooring, decoration and general internal finishing works. Lift reinstatement, including associated electrical and building works.
• Testing, commissioning, snagging and final handover to CAT A standard.

Delivery and key challenges

The project required careful coordination of multiple trades and M&E installations within large open-plan spaces, with the lift reinstatement adding further technical and sequencing requirements. MODA managed the works from initial preparation through to completion, maintaining coordination across the programme to deliver both units ready for tenant occupation.

Outcome

The project was successfully completed on time and within the agreed budget, with both office units handed over to CAT A standard and ready for future tenant occupation.
